1023 Vallejo Street (Julia Morgan House): It was reported that the project sponsor has filed revised plans to which SF Planning has not yet responded. Concern remains regarding proposed upper level addition. Landmark designation continues to be of interest to the neighbors.
1000 Broadway: A neighborhood meeting on 6-14-2017 confirmed that the height of all three buildings had been lowered compared to the 2011 design, but the footprints of two of the buildings had increased toward the rear of the property lines, decreasing the size of the courtyard open space. There was additional concern that a parking space for the abutting property at 1020 Broadway was no longer included. Sponsors are holding off on issuing the 311 Notice until they have reviewed the community’s comments. Sponsors have agreed to meet individually with abutting neighbors, and they have been asked to keep DZLU & RHN informed of any changes.
Wireless antennae on wooden poles: Board of Appeals hearing on 2215 Leavenworth on 7-12-2017. Final decision was deferred until September to allow time for drafting, but it appears that the appeal, supported by RHN testimony and letter, will prevail.
60 Russell Street Appeal: Owners proposed adding two floors to a one-story building. Neighbors objected and the Planning Commission proposed design changes during Discretionary Review. The project sponsors appealed the Commission’s changes to the Board of Appeals. The Board denied the appeal and supported the Commission’s redesign recommendations.
House of Cannabis Medical Cannabis Dispensary (2464 Polk Street at Filbert): A neighborhood meeting was held on 7-24-2017. The sponsor proposes the dispensary with his daughter as business manager. The sponsor does not yet have a lease or a permit and expressed he would not seek either without neighborhood support. Land use concerns brought up included the following: parking concerns with an estimated daily clientele of 150-200 people; adjacency to a largely residential area (the proposed location is at the end of the commercial area); location along a route heavily traversed by children between the bus stop on Union St. and Galileo High School. In addition, concerns were voiced about observed criminal activity near other such sites in SOMA, and the potential for decreased property values. It was also remarked that the demand may be sufficiently met by existing nearby facilities at Polk and Post Street, as well as one opening on Lombard and Scott Street in the Marina, which are on more heavily commercial sites that may be better suited to accommodate this land use. The sponsor was unprepared to answer many of the questions offered, but committed to hold another community meeting before filing any applications. RHN is not ready to take a position at this time beyond gathering more information. (Several ideas were floated for the future, such as asking the City for a moratorium until rules are clarified with respect to MCD’s and the advent of recreational marijuana sales in January, and ideas for polling the neighborhood, but RHN remains in the information-gathering stage at this point.)
