1. ONGOING PROJECT UPDATES
a. 1580 PACIFIC (at Polk–Site of Jug Shop)
The RHN Board approved a support letter for this development on 11/2/20 and it has been issued. A Conditional Use hearing was held on 12/3/20 at which the Planning Commission unanimously approved the project. Support letters were cited including those from RHN, Lower Polk, Discover Polk CBD and the Van Ness Corridor Neighborhood Coalition. Supporting testimony at the hearing included a DZLU representative and a Lower Polk speaker.
Commissioners conveyed support for the retention of the Jug Shop, a legacy business. Other comments included support for the massing which incorporates upper level setbacks and differentiation of materials at the corner and at the bay windows.
Parks and Rec had indicated that they found no negative impact from a minimal additional shadow on Helen Wills Playground and commissioners stated that the benefits of the project outweighed any shadow concerns. The annual net new increase in shading is 0.16%.
