DZLU MEETING DATE:  February 20, 2018

  1. ONGOING PROJECT UPDATES:
    1. WHOLE FOODS 365 AT 1600 JACKSON – There have been continued delays on a date for Conditional Use hearing. RHN members and interested neighbors are encouraged to submit letters of support for this project. The project packet distributed to each Planning Commissioner includes all letters and a count of those pro and con. Please be on the lookout for future eblasts on this issue.
    2. PHILZ COFFEE AT 2230-2234 POLK – No CU hearing date has been set for this formula retail proposal.
    3. 915 NORTH POINT – DZLU reached out to concerned neighbors to invite representatives to an upcoming DZLU meeting, but their representative has not yet responded. No date has been set for CU hearing for this 37-unit residential project across from Ghirardelli Square.
    4. WIRELESS ANTENNAE ON WOODEN POLES – No new poles have been proposed to date on Russian Hill, however the two at 2201 and 2215 Leavenworth (75 ft apart) described last month are awaiting approved installations.

  1. ONGOING POLICY UPDATES:
    1. SF URBAN DESIGN GUIDELINES AND POLK ST SPECIAL AREA GUIDELINES – At DZLU’s request, a meeting with Planning was held on 2-27-18 with DZLU representatives on Special Area Guidelines (SAGs) for Polk St and Pacific Ave. These are an adjunct to the more general Urban Design Guidelines nearing completion which RHN had previously provided comments on. These focus on site planning, architecture and public realm design principles with a sharper focus on issues pertinent to Polk St. As with the UDGs, these do not modify existing zoning requirements. A draft was provided to DZLU for any feedback we may offer. Prior to this, there had not been outreach to RHN on this topic.
    2. POLK & PACIFIC NCD PLANNING CODE AMENDMENTS – New rules had been incorporated into the planning code and approved by Board of Supervisors recently without outreach to RHN. DZLU representatives discussed this at their meeting with Planners on 2-27-18 at the same time as they discussed SF Urban Design Guidelines (see above) and requested outreach to RHN on any future such amendments.
    3. RHN LAND USE AND DEVELOPMENT PRINCIPLES – This document was shared at Planning meeting noted above.
    4. UNDERGROUNDING OF UTILITIES – The Coalition has now been endorsed by North Beach Neighbors. San Diego is going to double the number of miles undergrounded every year to 30 miles/year. SFCUU is working on obtaining a meeting with Supervisors Peskin and Stefani. A meeting is also scheduled next week with Melissa Whitehouse, SF Budget Director.
